• Support site staff with Rightsource tenant file review inquires
• Manage compliance process for property inspections to include preaudit documentation, file submissions and correcting findings
• Compile timely reporting including project worksheets, bond reports, syndicator and local funding and state database uploads
• Rent and utility management involving reviews, implementing changes such as new income and rent limits and posting utility checks
• Process rent and receipts related to Housing Assistance Payments (HAP) vouchers for HUD, 811 and RAD properties
• Submit special claims for HUD, 811 and Key program properties
• Process move-outs for HUD properties, 811 and RAD tenants
• Process Enterprise Income Verification (EIV) requests as needed
• Facilitate first year files and reporting for properties undergoing rehab/acquisition
• Manage transfer requests documents for approval and process them in Yardi
• Verify Next Available Unit (NAU) and Rental Assistance (RA) compliance
• Manage and verify properties utilizing self-certification
• Maintain market unit lease renewals not managed by Rightsource
• Create training for site management – virtual and in-person
• Other compliance related duties, as assigned

Community Affordable Housing Equity Corporation (CAHEC) is a non-profit community investment company based in Raleigh, NC, with the mission to provide communities affordable housing and opportunities for growth and revitalization by investing in qualified tax credit products throughout the southeast and mid-Atlantic. CAHEC Properties Corp (CPC) a non-profit affiliate of CAHEC, is based in Columbia, SC. CPC owns, acquires, rehabilitates, and develops affordable apartment communities in the southeast and mid-Atlantic. CPC’s mission is to expand the availability of quality affordable housing and maintain a portfolio of affordable housing that provides excellent service to residents, investors, and communities.
CPC is responsible for (i) structuring, negotiating, and closing new and resyndicated development projects, (ii) providing owner representation for properties owned by CPC and its affiliates, and (iii) acquiring affordable properties that are at risk of removal from the affordable housing stock. Through its affiliates, CPC is the Managing Member or General Partner for over two hundred and thirty multifamily affordable housing communities and, in this role, is responsible for the physical and economical oversight of each property. Specifically, CPC is responsible to ensure all applicable compliance is maintained, the physical condition of each property is at a high quality, all local, state, and federal reporting requirements are met, and financial commitments to investors and other stakeholders are maintained. CPC is also responsible for overseeing all property and corporate accounting and finance functions of CPC and its affiliated entities.
The Compliance Specialist is responsible for working directly with the site staff to promote and meet the compliance goals of all CMI managed properties. The Compliance Specialist regularly reviews monthly reports and certifications to ensure the properties are following State and Federal Agency regulations.
• Minimum two (2) years working within an office environment with regular interaction and consultation with other team members
• Bachelor’s degree in a related field such as real estate, management, finance, business or accounting, preferred
• Knowledge of affordable housing federal program requirements and procedures to include, but not limited to, USDA, RD, HUD, HOME and Low Income Housing Tax Credit (LIHTC) program compliance
• Strong organizational and administrative skills
• Excellent communication skills, both written and verbal
• Proficiency in Microsoft Office 365 and data management software
• Detail-oriented with strong analytical and problem-solving skills
• Ability to multitask efficiently in a fast-paced environment
