Barbara “Babbie” Jaco is Senior Vice President of CAHEC Management, Inc., a North Carolina non-profit corporation headquartered in Columbia, South Carolina.  CAHEC, one of the largest nonprofit equity syndicators in the U.S., acquired Boyd Management, Inc., and its property development affiliate WWJ, LLC, in 2020.  Prior to the acquisition, these companies enjoyed a collaborative partnership, rehabilitating, and repositioning Rural Development financed apartment communities over 15 years.  

As a principal of WWJ, Babbie played a key role in successfully closing eight portfolio transactions totaling $370 million. Currently, these properties exceed owners’ objectives.

Babbie obtained her CPM® in 1993 from the Institute of Real Estate Management and is the firm’s Executive CPM® responsible for its AMO® accreditation. In addition, she holds affordable housing designations HCCP® and CPO®.  Babbie is the Broker-in-Charge for their multi-state operation, which includes 380+ affordable housing communities consisting of 16,000+ units.  

Over her 40+ year property management career, Babbie has built strong relationships with federal and state housing finance agencies, lenders, developers, and industry leaders and frequently speaks at training conferences.  

Babbie serves as President, IREM SC Chapter 72 and is Chair of NAHMA’s Rural Housing Advisory Committee and is Past Chair of IREM Affordable Housing Advisory Committee.  

In July 2021, The Journal of Property Management featured Babbie’s article “What’s at Stake”.  This was followed with a podcast “Rural Housing with Babbie Jaco”.   In January 2020, she appeared in Multifamily Real Estate News, “How the Focus on Affordable Housing Propels Boyd Management” and has contributed content to multiple affordable housing publications.

In addition to professional organizations, Babbie is committed to service and has served in the roles of Rotary District 7770 Assistant District Governor, President of The Rotary Club of Spring Valley Rotary, President of The Rotary Club of Chapin, and VP of Donor Engagement of CART (Coins for Alzheimer’s Research Trust).

Kyle Harrelson joined Boyd Management in 2009 as Assistant Controller and was promoted to Controller in 2013. Kyle’s duties as Controller include overseeing the financial statements, appealing property taxes, handling the accounting transition for rehab properties, handling requests from owners, and working with external auditors. Prior to joining Boyd, Kyle was an Audit Manager with CPA firm Deloitte for seven years. He received his Bachelor of Science in Accounting and Master of Accountancy degrees at the University of South Carolina. Kyle has been a Certified Public Accountant (CPA) since 2007.‍

Sandi Lee is CAHEC Management Inc.’s newest executive team member and brings 21 years of operational business experience to CMI. Most recently, Sandi was the Director of Revenue Contract Management and Support at the University of South Carolina. While at the University of South Carolina, Sandi Lee completed her master’s in business administration in December of 2016. Sandi and her team received a Presidential Coin of Excellence for their contribution during the pandemic. Sandi also received her Finance, B.S. from Iowa State University in 2001.‍

Rene Sturgis began her career in 2008 as a property manager for 160 units of conventional housing in Rock Hill, South Carolina. Rene’s responsibilities include managing CAHEC owned and private third-party properties, ensuring their assets perform at optimal levels. She leads 400+ teammates consisting of Senior Regionals, Regional Managers, Community Managers and Service Technicians. Rene received her bachelor’s degree in Business Administration from Warner Southern University in central Florida and earned her CPM, Certified Property Manager® designation through the IREM, Institute of Real Estate Management.‍

Lisa Werdunn began her affordable housing career in 1998 as a staff accountant at Boyd Management, Inc. and quickly moved into the role of accounting supervisor. In this role, Lisa led a team responsible for budgeting and financial reporting for complex affordable multi-family communities. Lisa currently leads the CMI staff of compliance specialists, overseeing CMI’s multi-million-dollar portfolio, comprised of owned and third-party management. Lisa is responsible for developing and implementing policies and procedures throughout the organization’s multi-state affordable portfolio. Lisa graduated from Spring Valley High School in Columbia, South Carolina as Class Valedictorian and went on to earn her B.A. in English at the University of South Carolina (Magna Cum Laude). In addition to being a licensed Property Manager in South Carolina, she holds several professional designations in the affordable housing industry, including the HCCP (NAHB), NCP (Elizabeth Moreland), RD 515 S.T.A.R (Spectrum), HCM-TC, HCM-R, HCM-HF, and HCM-H (Zeffert), and AHM (Quadel).‍

Traci Tasca joined CAHEC Management, Inc. as Controller in April 2022. Traci has extensive real estate accounting experience as a Senior Property Accountant for seven plus years at Edens, and as Chief Financial Officer for nearly ten years at NAI Columbia, formerly NAI Avant, where she received the President’s award in 2015. Traci earned her Bachelor of Science in Business Administration with Finance and Management from the University of South Carolina and her Master of Accounting and Financial Management from Devry University’s Keller Graduate School of Management. She is a Certified Public Accountant in South Carolina since 2008 and holds the CGMA (Chartered Global Management Accountant) designation since 2014. She is a member of the South Carolina Association of CPAs since 2008 and the AICPA since 2009. She is the 2021-2022 Past-Chair for the SCACPA Central Chapter.

Kelly Johnson began her career with Boyd Management in August of 2005 as the front desk receptionist. Shortly thereafter, she transitioned to the Compliance Department, where she specialized in lease ups for both new construction and acquisition rehabs. Currently, as CAHEC Management’s Director, Compliance Operations, Kelly oversees all property compliance functions within the department. Kelly received her bachelor’s degree in geography from the University of South Carolina. She holds several affordable housing designations including the HCCP (NAHB), RD 515 S.T.A.R. (Spectrum), AHM (Quadel), NCP (Elizabeth Moreland), and HCM-TC, HCM-R, HCM-HF and HCM-H (Zeffert).

Erlinda McCoy is the Human Resource Director (HR) at CMI. In her role, Erlinda is responsible for developing and implementing HR programs such as compensation and benefits management, occupational health and safety, and performance management. Erlinda offers over 20 years of HR experience serving in the construction, manufacturing, and distribution industries. Her practical knowledge of employment law and policy management has proven to be successful in decreasing risks to organizations. Erlinda’s hands-on approach to coaching and mentoring supervisors in performance management and discipline has helped organizations develop thoughtful and fair leaders. Erlinda has a history of achieving positive results when mediating employee conflicts due to her strong ability to be objective. Her compassion and her genuine love of people allow her to be a consistent advocate for the employees, the company’s greatest asset, while focusing on strategic workplace initiatives.

Deanna Mizzell is Director of Fair Housing and Accessibility with CAHEC Management, Inc. Deanna has over thirty years’ experience in property management. She began her career with Boyd Management in the compliance department and she later transferred to the accounting department as a staff accountant. As Deanna’s career advanced, she managed properties including apartments, single family homes, warehouses, and office space. She later advanced to a regional manager and supervised a large portfolio of properties. Deanna is currently the Director of Accessibility and Fair Housing and is responsible for accessibility evaluations, transition plans, reasonable accommodations, accessibility training and is the liaison with third party accessibility consultants, architects, contractors, agencies, and owners while facilitating accessibility compliance. Deanna has obtained the following designations/certifications in the affordable housing industry: HCCP®, RD 515 S.T.A.R®, AHM®, GGPM® , FHC®, ACTCP® and CAPS®, She obtained her SC property manager’s license in 1994, and her SC Real Estate Salesman’s License in 2008.

Kaci Coleman is a seasoned professional in the property management industry and a Senior Regional Manager at CAHEC Management, Inc. (CMI). With over 18 years of dedicated service at CMI, Kaci possesses a wealth of expertise in managing a diverse portfolio spanning North Carolina and the upper part of South Carolina. Kaci's extensive experience includes the management of 515 Rural Development, HUD, LIHTC, and HOME financed properties, many of which involve intricate layers of third-party subsidies. Her extensive knowledge and hands-on approach make her an invaluable asset to the company and the communities she serves. In recognition of her commitment to excellence, Kaci Coleman has earned the prestigious Accredited Residential Manager® (ARM®) designation from the Institute of Real Estate Management® (IREM®). Her dedication to professional growth and leadership qualities have also led to her recent nomination as a prospective board member for IREM® Chapter 72 in 2024. Kaci's passion for real estate management and her dedication to the industry make her a standout figure in her field, driving success for both CAHEC Management Inc. and the communities under her care.

Kathy Porter began her career with CAHEC Management Incorporated in March of 2016 as a Regional Manager for South Carolina and North Carolina. In October 2022, she was promoted to Senior Regional Manager, where she currently oversees the southern part of Atlanta, South Georgia, Southern Alabama, and two new properties in Florida. Kathy holds a South Carolina Property Manager's License and is an active member of the Institute of Real Estate Management (IREM). She is working towards earning her Certified Property Manager (CPM) designation and holds a Spectrum STAR certification.

Tina Sizemore embarked on her career in 2003, initially serving as a property manager for four properties located in Northeast Georgia and South Carolina. Over the years, she has taken on increasingly significant responsibilities, including guiding, coaching, and mentoring her team to ensure the attainment of financial objectives and operational performance targets. Presently, Tina oversees a portfolio of 88 properties spanning Georgia, South Carolina, and Alabama, which includes Regional Managers, Community Managers, and Maintenance Technicians. Tina's educational background is notable, having earned a bachelor's degree in business administration from Emmanuel College and a master's degree in education from the University of Phoenix. Additionally, she has achieved the prestigious Housing Credit Certified Professional (HCCP) designation and is actively pursuing the Certified Property Manager® (CPM®) designation through the Institute of Real Estate Management® (IREM®).

Janet Stanley has over forty years of experience in Property Management, beginning as a property manager at a small Farmer’s Home Administration property in 1983 in Georgetown, South Carolina, and later as a Regional Manager with responsibility for twenty-nine communities in South Carolina. Promoted to Senior Regional Manager in 2020, Janet’s portfolio currently includes over 4000 units of both CAHEC owned and private third-party properties throughout South Carolina. In addition to obtaining her bachelor’s degree in business administration from Charleson Southern University (Charleston, South Carolina), Janet obtained an associate degree from Anderson University (Anderson, South Carolina). In 2001, Janet earned her Certified Property Manager® (CPM®) through the Institute of Real Estate Management® (IREM). She is a member of the National Association of Realtors and holds a South Carolina Real Estate Sales license.

Janet volunteers as the treasurer for her community’s Homeowners Association (HOA). She also serves on the social committee, helping to plan and organize community events.
